When a self-builder builds a new house for private use, they can make a claim to HMRC to obtain a refund for Input VAT on materials relating to the build.
However, you cannot make the claim if you build the new house and then rent the property out. That make the new build a business transaction with the result that the Input VAT cannot be claimed ![]() ![]()
